A commercial kitchen is a working environment, not simply a collection of equipment. The layout should support a logical flow from receiving ingredients, preparation and cooking through to plating, service, dishwashing and waste handling. Staff movement, food preparation and customer-facing service should be planned around how the restaurant will actually operate during busy periods. This becomes particularly important in compact food court units and smaller restaurants, where kitchen equipment, storage and service areas all compete for limited floor space.
Second, plumbing, electrical and mechanical capacity must be carefully considered. Commercial kitchens place considerably higher demands on building services than typical commercial interiors. Plumbing and drainage: pipe sizes, drainage slopes, floor drains and connection points should be established before concrete cutting or other rough-in work begins. Areas around dishwashing and cooking equipment also require appropriate waterproofing, slip-resistant flooring and backflow protection where required. Grease management is another important consideration; a properly sized grease interceptor may be required to prevent grease from entering and obstructing the municipal drainage system. Electrical capacity: modern kitchens often use induction cooktops, commercial ovens, refrigeration equipment and other high-load appliances. The existing electrical service may not have enough capacity for the proposed equipment, so the electrical load should be reviewed and dedicated circuits planned accordingly. Discovering that the electrical service needs an upgrade after construction has already started can create unnecessary delays and additional costs.
Third, Type I exhaust and make-up air systems are vital. For kitchens using equipment that produces grease-laden vapours or smoke, the exhaust system is one of the most important mechanical components. A Type I hood is only part of the system; the design may also involve grease-rated ductwork, fire protection, make-up air and related mechanical equipment. Make-up air needs to be properly balanced with exhaust. An improperly balanced system can create excessive negative pressure, affecting kitchen performance and even making exterior doors difficult to open. It can also increase heating and cooling losses. Kitchen ventilation should be considered during the design and permitting stage—not after the equipment has already been selected and construction has started.
When taking over an existing restaurant space, existing infrastructure can potentially save time and money, but it should never be assumed to be suitable simply because it is there. A new restaurant may have different cooking equipment, a different menu, a different seating capacity or a completely different kitchen workflow. The existing exhaust system, grease interceptor, gas service or electrical capacity may no longer meet the needs of the new operation. A proper site assessment before construction planning can reveal these limitations early. Permits and inspections are another critical area. Plumbing inspections may review drainage, water lines and required testing; electrical inspections may review service capacity, wiring, grounding and installation methods; mechanical inspections may involve commercial exhaust systems, ductwork and related equipment; fire protection inspections may review fire-rated assemblies, sprinkler locations and other life-safety requirements. Once walls and ceilings are closed, accessing concealed services can become significantly more difficult, so it is essential not to cover work before it has been inspected. Additionally, construction should remain consistent with the approved drawings; changes may require additional review or approval.
Material selection can also impact both cost and schedule. A commercial renovation does not need to use the most expensive material everywhere. Understanding where the investment contributes to the customer experience and where durability and maintenance matter more is key. In the Kinton Ramen projects, Y&Y Construction used commercial-grade tile instead of natural stone in selected areas, reducing material and installation costs by approximately 30% while also helping shorten the construction schedule. Finally, commercial lease terms should be considered before signing. The construction schedule should be part of the lease negotiation, as permit applications, design revisions, consultant coordination, equipment decisions and inspections can all affect the opening date. If the lease clock starts while the space is still waiting for approvals or under construction, the owner may be paying rent before the business is ready to operate. Restaurant owners should consider negotiating a sufficient leasehold improvement period and clearly understand when rent commencement begins. They may also discuss whether the landlord can address existing building deficiencies before possession.
