New-home buyers are motivated by a combination of practical needs and emotional desires, with quality, design, and builder reputation playing crucial roles in their decisions, according to insights from Woodbridge Pacific Group (WPG). The homebuilder, known for its communities in California and Idaho, has observed that buyers ranging from singles to empty nesters prioritize peace of mind and top value in their home purchases.

WPG President Todd Cunningham emphasized that the company focuses on building high-quality homes in high-quality neighborhoods while maintaining a smooth purchasing process. "We keep the process as smooth as possible and pay attention to variables our buyers need to address before they make the new-home investment," Cunningham said. This approach resonates with buyers who often face complex decisions about space, location, and future needs.

A family from Bakersfield, California, cited the need for more space as their primary motivator. "We decided to stop talking about a new home and start looking for something in our price range," they said. After researching WPG's reputation and touring model homes, they found everything clicked. "Our research showed a quality company with a solid reputation," they noted, highlighting the importance of builder trust.

Empty nesters relocating from Rancho Santa Fe to La Quinta sought less traffic and more sun. A couple relocating from the Bay Area praised the walkable environment. "This location will only get better as it matures," she said, while her husband noted the convenience of having family nearby.

Buyers also emphasized cost savings and flexibility. "Buying a brand-new home saves you money," one homeowner said. "Everything is new, so you aren't spending thousands on fixes." Another buyer highlighted the accessory dwelling unit (ADU) as a win-win for rental income or aging parents. "The casita plan is terrific for long-term visitors, or an aging parent," they said.

Personalization options further sway buyers. WPG's Design Center allows choices in cabinetry, flooring, and lighting. "We loved the choices we had, and the help we received," a wife said. Most new homes offer layout options, including lofts, dens, and expanded kitchens.

Community amenities also play a key role. At Bald Eagle Point, residents enjoy The Perch with a pool and pickleball court. WPG Vice President Jim Perry said, "Our residents now have a pleasing place to relax and gather." Belcourt's Club and University Park's The Grove offer similar attractions.
