Nexum Group AG Launches as New Integrated Residential Property Developer Targeting Germany's Top-7 Cities

MUNICH, GERMANY – Nexum Group AG, a new residential real estate developer focused on Germany's top-7 cities, has been officially entered in the commercial register, marking the start of its operations. The company emerges from the strategic realignment of the former Creditshelf AG, following a majority stake acquisition by First Capital AG in June 2026. Shareholders voted to change the company's name, amend its business scope, and elect a new supervisory board.

Nexum's business model is centered on rapid execution of residential projects in prime urban locations. The company acquires development projects that already have building permits or are expected to receive them shortly, primarily in Germany's top-7 cities. By leveraging technology and data-driven processes, Nexum enhances its ability to analyze, prioritize, and evaluate potential projects, achieving significantly faster screening and execution compared to traditional developers. Currently, the company has a qualified deal pipeline with a total development volume exceeding €1 billion, with several projects nearing completion.

The management team brings extensive experience from real estate, M&A, and capital markets, collectively handling transactions worth over €30 billion. CEO Philipp von Erffa, with over 13 years in real estate and involvement in transactions exceeding €20 billion, leads investment strategy and transactional pipeline. CFO Sebastian Holl, with 30 years in finance and capital markets, oversees financial operations and capital markets strategy. Claudia Vucak, as Chief People & Legal Officer, manages organizational development, legal, and compliance. The supervisory board, chaired by Dr. Johannes von Bismarck, includes Dr. Annedore Streyl and Marquard von Pfetten-Arnbach, providing expertise in private equity, investment banking, and governance.

Nexum's approach is designed to eliminate significant development risks by acquiring projects with secured permits and using established general contractors for construction. This reduces typical project durations to 15-30 months, lowers tied-up capital, and ensures high planning certainty. The company distinguishes itself from traditional project developers by prioritizing rapid implementation, capital turnover, and scalability, supported by data-driven systems.

The launch of Nexum Group AG is significant for the German real estate market, particularly in urban areas facing housing shortages. By focusing on projects with existing permits, Nexum aims to accelerate the delivery of new residential units, potentially easing supply constraints in major cities. The company's emphasis on speed and efficiency could set new standards in project development, attracting investors seeking quicker returns. With a pipeline exceeding €1 billion, Nexum is positioned to make a substantial impact on the residential landscape in Germany's top-7 cities.
