Young's Excavating & Paving LLC has completed parking lot repairs and resurfacing for Summit Title Services at 120 Bedford Center Road in Bedford, New Hampshire. The project, finished in May 2026, covered approximately 10,075 square feet and included targeted repairs to two sunken areas before the full overlay.
The sinking spots, each roughly four feet by three feet, were caused by water infiltration. Water enters the base through cracks and joints, reducing its load-bearing capacity, and freeze-thaw cycles then lift and drop the saturated material. This common problem often leads to isolated depressions in parking lots.
According to the company, simply overlaying new asphalt over settled areas would mask the issue without addressing the root cause, leading to recurrence. Therefore, Young's saw-cut and removed the damaged asphalt at both locations and paved them with three inches of new asphalt before the surrounding lot received its overlay.
The remainder of the lot underwent a full overlay process, including cleaning and preparation, transitional milling at lock-in points, a tack coat, a base layer of asphalt, and a two-inch wearing course. Transitional milling grinds down existing pavement where new asphalt meets it, ensuring a smooth tie-in without a raised lip. The wearing course is the top layer exposed to traffic, weather, and plowing, situated above the base layer, and both are laid together.
This project highlights the importance of addressing underlying issues before resurfacing, a practice that can extend the life of the pavement and prevent costly future repairs. For commercial properties, maintaining a safe and smooth parking lot is crucial for customer access and liability.
