Bain Capital and Omnam Group have announced the sale of The Lake Como EDITION to Sansiri Capital, the hospitality trophy asset fund of Sansiri Public Company Limited, a leading Thai real estate developer. The transaction, expected to close in the coming weeks, follows the hotel's debut in March 2026 and completes the joint venture's transformation of the historic property into a five-star EDITION hotel.
The property, located on the shores of Cadenabbia opposite Bellagio, was acquired in late 2021. Extensive redevelopment began in April 2022, reimagining the 19th-century palazzo into The Lake Como EDITION, which opened as part of Marriott International's EDITION Hotels portfolio. The sale underscores the value created through the partners' comprehensive repositioning strategy, which reduced the room count from nearly 300 to 148 larger rooms and suites, and added a new spa and wellness building, along with extensive dining and leisure amenities, including a floating pool and beach club.
This transaction highlights growing international investor interest in experience-led European hospitality assets. For Sansiri, it marks a strategic expansion into Europe's luxury hospitality sector, strengthening its portfolio of trophy assets and diversifying its revenue streams across major global currencies. Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, stated that Lake Como exemplifies their approach to investing in Europe, focusing on sectors with long-term structural demand and opportunities where their capital and capabilities can transform an asset. David Zisser, CEO and Founder of Omnam Group, expressed pride in the transformation, noting the completion of the transaction is a significant milestone for Omnam.
The sale reflects the partners' success in a market characterized by strong international demand and limited five-star supply. By acquiring the property with vacant possession, they were able to undertake a comprehensive repositioning rather than an incremental refurbishment. The hotel's prime location, with access to Milan and Malpensa International Airport in about an hour, adds to its appeal.
For Sansiri, the acquisition aligns with its New S-Curve strategy, which aims to strengthen financial resilience and diversify risk. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, emphasized the focus on ultra-luxury trophy assets in gateway cities and high-demand leisure destinations. The company brings its experience from global projects like The Manner SoHo in New York and the growth of Standard International, which was acquired by Hyatt Hotels Corporation. Marriott International will continue to operate The Lake Como EDITION.
The sale also marks the latest chapter in Omnam Group's expansion across Europe, with projects underway in Florence, Venice, Puglia, and Sicily. The deal demonstrates the potential for creating value through complex real estate repositioning and the growing appeal of European hospitality assets to international investors, particularly those seeking distinctive, experience-led properties.
