Ranch Hand, a subsidiary of LCI Industries (NYSE: LCII), has secured a 400,000-square-foot build-to-suit lease at TriPoint Logistics Center in Seguin, Texas, marking a significant expansion of the company's manufacturing and distribution operations. The facility, being developed by Ackerman & Co. and its investment partner Baltisse on a 120-acre industrial park site, represents approximately one-third of the TriPoint Logistics Center development and is scheduled for completion in late 2026.
The consolidation from two existing plants into this single facility will enable Ranch Hand to double its manufacturing capacity for its industry-leading truck accessories, including grill guards, bumpers, and running boards. The strategic location provides direct access to Interstate 10 between Houston and San Antonio, positioning the company in the heart of the Texas Triangle manufacturing and distribution corridor. The 36-foot clear height cross-dock facility will integrate production, staging, packaging, and warehousing operations under one roof.
Jeff Bryant, Principal for Ackerman & Co. in Texas, emphasized the strategic importance of the location, stating that "The City of Seguin is an ideal location for manufacturing and distribution." The transaction was facilitated by Tom Walrich of Lee & Associates representing Ranch Hand, while John Colglazier, Kyle Kennan, and Gray Gilbert of Partners represented Ackerman & Co.
This development represents Ackerman & Co.'s continued expansion in Texas industrial markets. The company has previously completed significant projects in the San Antonio metropolitan statistical area, including the 300,000-square-foot Doerr Lane Logistics Center in Schertz and the 511,000-square-foot Corporate Drive Industrial Park in Selma. Phase two at TriPoint Logistics Center can accommodate up to 1 million square feet of additional industrial or manufacturing space, indicating substantial growth potential for the region.
The expansion reflects broader industrial development trends in Texas, where Ackerman & Co. has established a significant presence through multiple acquisitions and developments. In Dallas, the company opened its second Texas office and invested in two industrial portfolio acquisitions: the 12-building, 258,846-square-foot Midway Business Park in East Fort Worth and a six-building portfolio totaling 276,920 square feet in Irving and Carrollton. Additional holdings include a 25-acre industrial site in Terrell, Texas, demonstrating the firm's commitment to the state's growing industrial sector. This consolidation and expansion project underscores the continued strength of Texas as a manufacturing and distribution hub, particularly within the strategic Texas Triangle region connecting major metropolitan areas. The increased manufacturing capacity positions Ranch Hand to better serve growing demand for truck accessories while optimizing supply chain efficiency through centralized operations. The development also signals confidence in the Central Texas industrial market's long-term growth prospects, with implications for regional employment and economic development in Seguin and surrounding communities.
