As new fortunes emerge in technology hubs and capital crosses borders, families are making relocation decisions earlier than ever. Advisors, who are already pressed for time, struggle to keep pace with these shifts. REALM Intelligence aims to bridge this gap by offering individualized reports that synthesize data no single brokerage could assemble, analyzed by Scoop's AI.
Each report begins with a detailed analysis of the advisor's local market, including inventory, pricing, absorption, and days on market, benchmarked against the broader REALM network. This helps advisors discern whether trends are local or systemic. The reports also flag aging listings and provide a watch list with market conditions to monitor, crafted with input from members and compliant with MLS rules.
Beyond market metrics, the reports incorporate economic factors affecting ultra-high-net-worth (UHNW) clients, such as liquidity events, executive moves, and corporate relocations, sourced from public filings and REALM's wealth data. These are mapped to the advisor's territory, with companies and connections named. If a lead connects to another REALM member's contact, the report directs the advisor to REALM's connection tools, ensuring no dead ends. All information is grounded in the advisor's own listings and clients, visible only to them.
Julie Faupel, Founder and CEO of REALM, emphasized the importance of actionable intelligence: "The industry has never had a shortage of dashboards. It has had a shortage of answers. A report telling an advisor their market softened last quarter is not intelligence. Telling them where the opportunity is in their market this quarter, and what to do about it, is. REALM Intelligence was developed in collaboration with Scoop, involving a pilot group of REALM advisors who reviewed each iteration and shaped the guidance. Brad Peters, Founder and CEO of Scoop, highlighted the collaborative process: "REALM's members are owners, and each one has spent a career learning their own market; you do not build intelligence for people like that from the outside. So we ran it as a loop. The network told us what was useful and what was noise; we turned that judgment into rules the AI applies to every report, and we shipped again.
